Here’s a snapshot of what the numbers are showing, what buyers and sellers should watch, and where the local market seems to be headed.


Key Takeaways From August


Single-family home sales rose by about 9.2% year-over-year in Fort Bend.

Median price for single-family homes dropped slightly (around 3.1%), to approximately $339,000.

Average prices also saw a modest decline (~1.9%) to around $434,664.

Homes are staying on the market longer: Days on Market went from 45 to 50 days compared to the prior year.

Inventory is rising—single-family months of inventory is now about 5.5 months, up from ~4.2 months the previous July.


What This Means for You

If you’re buying, selling, or considering moving, here are what these trends might mean:


For buyers: More choices, less upward pressure on prices, and possibly more negotiation power. The longer days on market suggest sellers may need to be more flexible.
