If you've noticed construction cranes dotting the Fort Bend County skyline, you're not alone. Major master-planned communities like Austin Point (14,000 homes!), Brookewater, The George, and Holly Ridge are reshaping our local landscape. But is this good news or bad news if you're thinking about selling your existing home? In this month's feature, I break down what these massive developments mean for homeowners, how to stay competitive in an evolving market, and why Fort Bend's growth might actually work in your favor.
Fort Bend County Market Update: February 2026
Spring is here, and the Fort Bend County housing market is showing the seasonal activity we typically expect this time of year. According to the latest data from HAR, Realtor.com, and local MLS statistics, here's what's happening in our market:
Current Market Snapshot:
Active Listings: 3,150 homes are currently on the market across Fort Bend County. The average active listing features 4 bedrooms, 3.5 bathrooms, and approximately 2,838 square feet, with an average list price of $539,650 ($184.39 per square foot).
Sold Properties: In the past month, 752 homes closed in Fort Bend County. These homes averaged 2,820 square feet with 4 bedrooms and 3.5 bathrooms, selling for an average price of $443,214 ($165.81 per square foot). This healthy volume of closings shows the market remains active heading into spring.
Pending Sales: There are currently 521 homes under contract, with homes averaging just 47 days on market before going sold—a notably faster pace than we saw in previous months, indicating increased buyer urgency as spring approaches.
Zillow's Home Value Index shows the average Fort Bend County home value at $375,014, down 2.1% over the past year, with homes going pending in around 61 days.
What This Means for You:
✅ For Sellers: The spring market is here! With 752 homes closing last month and 521 currently pending, buyer activity is strong. However, with over 3,150 competing listings, strategic pricing and professional presentation are essential. The good news? Homes are moving faster—47 days on market is significantly better than the 64 days we saw in previous months.
✅ For Buyers: While this is technically classified as a "buyer's market" with increased inventory (up 21.85% year-over-year), the spring season brings more competition. With homes going pending in 47-63 days on average, well-priced properties are still moving quickly. The key is being pre-approved and ready to act when you find the right home.
✅ The Investment Perspective: Fort Bend County's fundamentals remain strong despite modest price corrections. Our excellent schools (including highly-rated Lamar CISD and Katy ISD), growing job market, and quality of life continue to attract families from across the country. Median rent is $2,300/month (up 6.73% year-over-year), showing sustained demand for housing in our area.
My Take: This is a healthy, normalizing market. The spring activity is picking up as expected, but we're not seeing the frenzy of past years. Both buyers and sellers have opportunities—it's all about having the right strategy, pricing, and positioning. Whether you're buying your first home or selling to upsize, local expertise and data-driven decisions make all the difference.
