Fort Bend County Market Update: January 2026
The Fort Bend County housing market is showing signs of stabilization as we head into the spring season. According to the latest data, here's what's happening in our local market:
Current Market Snapshot:
Active Listings: 3,272 homes are currently on the market, giving buyers more options than we've seen in recent months. The average active listing features 4 bedrooms, 3.5 bathrooms, and approximately 2,815 square feet, with an average list price of $530,524 ($183 per square foot).
Sold Properties: In the past month, 644 homes closed in Fort Bend County. These homes averaged 2,692 square feet with 4 bedrooms and 3.5 bathrooms, selling for an average price of $458,765 ($166.07 per square foot). This represents the healthy activity of buyers and sellers finding common ground.
Pending Sales: There are currently 833 homes under contract, indicating strong buyer demand heading into spring. Homes are averaging 64 days on market before going pending—a balanced timeline that gives sellers reasonable exposure while keeping transactions moving.
The Big Picture:
According to Zillow's Home Value Index, the average Fort Bend County home value is $375,014, down 2.1% over the past year. While this might sound concerning at first glance, it's important to understand the context: Fort Bend County experienced explosive appreciation during the pandemic years, and this modest correction is creating a healthier, more sustainable market.
What This Means for You:
✅ For Sellers: The market remains active with over 800 pending sales, but pricing strategy matters more than ever. With 3,272 competing listings, homes that are priced right, show well, and are marketed effectively are still moving within two months.
✅ For Buyers: This is one of the best buying environments we've seen in years. More inventory, stabilized prices, and motivated sellers create opportunities—especially for those ready to act while interest rates remain a factor in the market.
✅ The Bottom Line: Fort Bend County continues to be one of the most desirable counties in the Houston metro area. Our strong job market, excellent schools (particularly Lamar CISD and Fort Bend ISD), and quality of life keep families moving here. The fundamentals remain solid.
My Take: This is a healthy, balanced market. The days of bidding wars and instant appreciation are behind us, but that's good news. Whether you're buying or selling, having time to make informed decisions leads to better outcomes. As always, local expertise and strategic positioning make all the difference.
