In February 2025, Fort Bend County's real estate market exhibited notable trends across various zip codes:

77494 (Katy): This area saw higher valuations, with average home prices reaching $645,689 and a price per square foot of $207. HAR.COM
In Needville, the market experienced a 2.4% year-over-year increase in median home prices, now at $371,000. The number of homes for sale rose by 17.8% from January to February 2025, totaling 53 active listings. rocket.com
77406 (Richmond): The average home price was $610,636, with properties averaging $199 per square foot. HAR.COM
77478 (Sugar Land): This area saw higher valuations, with average home prices reaching $684,476 and a price per square foot of $209. HAR.COM
These insights underscore Fort Bend County's dynamic housing market, reflecting both stability and growth across its diverse communities.
A significant development in the county is Indigo, a 235-acre master-planned community emphasizing walkability and a car-free lifestyle. Since sales commenced in June, Indigo has achieved 120 sales, with 110 homes under construction. The first residents are anticipated to move in by late March 2025.
Additionally, recent legislative changes have increased the general residence homestead exemption from $40,000 to $100,000, allowing homeowners to exempt a larger portion of their property's appraised value from school district property taxes, leading to substantial savings. HAR.COM
