Fort Bend County Real Estate Market Update

As we move through the final weeks of summer, Fort Bend County's real estate market continues showing signs of stabilization with some encouraging trends emerging for both buyers and sellers.

July 2025 remained relatively steady despite seasonal shifts and economic concerns. Here’s what the numbers looked like:

Median Home Price: $367,000 (up 2.3% from July 2024)

Average Days on Market: 34 days (faster than the previous month)

New Listings: 1,020 homes (slight decrease from June)

Closed Sales: 865 transactions

Inventory: 2.4 months of supply – still leaning toward a seller’s market

What’s Driving the Market?

  • Several factors are shaping Fort Bend’s housing activity this summer:

    • Interest Rates: Mortgage rates hovered around 6.7%, keeping some buyers cautious but still active.

    • Family Moves: July is a peak month for families relocating before the school year starts, fueling buyer demand.

    • Inventory Constraints: While new listings have slowed slightly, demand still outweighs supply in many neighborhoods.

Trends to Watch

  • Starter Homes Are Hot: Homes under $300K are getting snapped up fast. If you're a first-time buyer, be ready to act quickly.

  • Luxury Market Slowing Down: Higher-end properties ($700K+) are seeing longer days on market and more price reductions.

  • Rental Demand Rising: Renters priced out of buying are pushing up the rental market, especially in Sugar Land and Richmond.

Pro Tip for Buyers & Sellers

  • Buyers: Get pre-approved before touring homes — competition is still fierce in popular areas like Katy and Missouri City.

  • Sellers: If your home is move-in ready and priced well, you’ll likely get strong offers within the first two weeks.

Is Fort Bend County still a seller's market?Yes, but it's slowly balancing. Inventory is inching up, but demand remains strong in key school zones and master-planned communities.

Are prices expected to drop soon? Not drastically. Experts predict a moderate cooling, but no significant drop unless rates spike or inventory rises sharply.

Best time to buy in 2025?Late August into September may offer slight discounts as the summer rush fades.

Final Thoughts

July’s market in Fort Bend County showed resilience and stability. While inventory is improving and the pace is slightly easing, demand remains strong — especially in affordable and family-friendly neighborhoods.

Whether you're buying, selling, or just watching, staying informed is key. The second half of 2025 may bring more balance to the market, so keep your eyes peeled and your finances ready!

August Home Maintenance Checklist

handyman

Here's your essential August home maintenance checklist to Keep Your Home in Top Shape This Summer

August is that in-between month — summer’s still here, but fall is peeking around the corner. It’s the perfect time to knock out those home tasks that often get overlooked. This August home maintenance checklist will help you stay on top of it all!

✅ 1. Change Your HVAC Filter

Your A/C has been working overtime — a clogged filter slows it down, increases your bill, and reduces air quality. Swap it out and breathe easy.

✅ 2. Check Roof & Gutters

Summer storms can loosen shingles and clog gutters. A quick inspection now can save you from leaks later.

✅ 3. Inspect Doors & Windows for Gaps

Tiny gaps = big problems. They let in heat, pests, and drive up your cooling costs. Seal up with weatherstripping or caulk.

✅ 4. Spruce Up Your Lawn & Garden

Mow, trim, and water early in the morning. Keep plants away from your home’s foundation to avoid pest problems.

✅ 5. Prep for Back-to-School Chaos

Set up a “drop zone” for backpacks, shoes, and keys.
