Fort Bend County Market Update

 

As of December 2024, the real estate market in Fort Bend County, Texas, exhibited notable trends across various sectors.

Residential Market Overview


  • Home Values: The average home value in Fort Bend County reached $384,613, marking a 1.2% increase over the past year. 1


  • Sales Activity: The Greater Houston area, encompassing Fort Bend County, experienced a 6.0% year-over-year increase in single-family home sales. Total property sales rose by 3.3%, with 7,750 units sold, and the total dollar volume increased by 11.1% to $3.1 billion. 2


  • Pricing Trends: The average price for single-family homes climbed by 4.1% to $418,903. In Fort Bend Houston, a neighborhood within the county, the median sold price remained steady at $224,000, with a median price per square foot of $140. 3



  • Inventory Levels: The months of inventory for single-family homes increased to a 4.4-month supply, up from 3.5 months in November of the previous year, indicating a slight shift towards a more balanced market. 4


  • Days on Market: The average days on market (DOM) for single-family homes extended from 48 to 52 days, suggesting a marginal slowdown in buyer activity. 5


The Fort Bend County real estate market in December 2024 reflects a period of moderate growth and stabilization. While residential home values have appreciated slightly, increased inventory levels and longer days on market point to a more balanced environment between buyers and sellers. The commercial sector remains robust, supported by the county's strategic advantages and economic health. Stakeholders should continue to monitor these trends to make informed decisions in the evolving real estate landscape of Fort Bend County.
