The Fort Bend County housing market held steady in May, showing signs of both opportunity and balance for buyers and sellers alike.


Sales Activity

While overall home sales slightly dipped compared to this time last year, the slowdown has been modest. This slight cooling reflects a more normalized market after the fast-paced activity of previous years.


Home Prices Remain Strong

The median home price in Fort Bend County remained healthy, with only slight fluctuations, signaling continued buyer demand. Well-maintained and move-in-ready homes are still commanding competitive offers—especially in desirable neighborhoods.


Inventory is Growing

Active listings have increased, giving buyers more options and reducing the urgency seen in the past. Inventory growth is a welcome shift for those looking to enter the market without facing bidding wars.


Days on Market

The average number of days a home sits on the market has slightly risen, meaning buyers have a bit more time to make thoughtful decisions. For sellers, this underscores the importance of strong marketing and correct pricing from the start.


What This Means for You


Buyers: You have more homes to choose from and slightly more time to decide, but well-priced homes still move quickly. Get pre-approved and be ready to act when the right home comes along.

June Home Maintenance Checklist

As summer settles in, it's the perfect time to make sure your home is ready for the heat, humidity, and seasonal wear and tear. June brings longer days and higher temperatures, which can put added strain on your home’s systems—especially if you're planning to spend more time indoors or prepping for guests.



Here’s a helpful home maintenance checklist to keep your Texas property in top shape this June:


Service Your Air Conditioner

With temperatures climbing, your AC will be working overtime. Have a professional inspect and service your HVAC system to ensure it’s running efficiently.

Tip: Replace air filters every 1–2 months.

Check Windows & Doors for Leaks

Inspect for drafts or broken seals that could let in hot air and force your AC to work harder. Reseal or caulk where necessary to improve energy efficiency.

Clean Ceiling Fans & Reverse Direction

Dust off fan blades and set your ceiling fans to spin counterclockwise to push cool air down and help lower indoor temps.

Check for Signs of Pests

Warm weather brings out bugs. Inspect for signs of ants, termites, or other pests and call pest control if needed. Keep bushes trimmed and trash sealed.

Maintain Landscaping
