The Fort Bend County housing market continues its transition toward a more balanced state, offering both opportunities and important considerations for buyers and sellers as we move through the summer months.
Property Values Show Mixed Results
While Fort Bend County saw an overall average increase of 1.9% in residential property values from 2024 to 2025, the reality is more nuanced. Only 37.9% of homeowners experienced property value increases, with the remaining 60% seeing modest decreases. This represents a significant shift from last year's 4.4% average increase across the board.
Market Segmentation Continues
The data reveals clear patterns across different price ranges. Homes valued under $200,000 faced the most challenging conditions, with 74.6% experiencing value decreases. Conversely, luxury properties over $750,000 proved more resilient, with 63.1% maintaining or increasing their values.
Sales Activity Shows Selective Growth
Interestingly, while mid-range homes ($250,000-$999,999) saw decreased sales activity, both entry-level homes ($150,000-$249,999) and luxury properties over $1 million experienced increased sales activity. This suggests buyers are gravitating toward either affordable options or premium properties, with less activity in the middle market.
Housing Supply Increases
Fort Bend County added 331 new homes to its housing stock, representing a 4.5% increase from 7,360 to 7,691 total properties. This growth in inventory provides buyers with more choices while requiring sellers to be more strategic in their approach.

Buyers: You're in a much better position than in recent years, with more homes to choose from and less pressure to make rushed decisions. However, well-priced homes in desirable areas still move quickly, so being prepared with pre-approval remains important.
Sellers: Success in today's market requires realistic pricing, professional presentation, and strategic marketing. Homes that sit overpriced face significant challenges, while properly priced properties continue to sell effectively.
