Fort Bend County Market Update: November 2025


The Fort Bend County real estate market is closing out 2025 with steady performance and encouraging signs for the year ahead. Here's what the current numbers tell us about our local market:


Market Overview


Fort Bend County's average home value stands at $379,031 according to Zillow's latest data, showing a modest 2% adjustment from last year. Meanwhile, active listings are averaging $521,208 with homes going pending in approximately 58 days. This stabilization reflects a healthy, balanced market where both buyers and sellers can find opportunity.


Inventory and Activity


With 3,409 active listings county-wide and 715 pending sales, we're seeing consistent transaction activity heading into the new year. The average home offers 4 bedrooms, 3.5 bathrooms, and approximately 2,770 square feet at $183.49 per square foot. Homes are spending an average of 57 days on market, giving buyers time to make thoughtful decisions without the pressure of multiple-offer situations.


What This Means for You


If you're buying: This is an excellent time to explore your options. With reasonable days-on-market and steady inventory, you have negotiating power and time to find the right home. Interest rates remain a consideration, but the lack of bidding wars means you can make strategic, informed offers.


If you're selling: Proper pricing and presentation are more important than ever. Homes priced competitively and staged professionally are still moving within 60 days. The buyers are out there—quality listings that show well are attracting serious interest.


Looking Ahead to 2026


As we enter the new year, Fort Bend County's diverse economy, top-rated schools, and strategic location continue to drive demand. While we're not seeing the rapid appreciation of 2021-2022, this sustainable, steady growth is healthier for long-term market stability.
