Top 3 Master Planned Communities in Fort Bend County | 2026

Fort Bend County is one of the fastest-growing real estate markets in Texas — and for good reason. New master planned communities are rising up across Richmond and Rosenberg, bringing with them resort-style amenities, quality builders, and a lifestyle that's hard to find anywhere else at these price points.

As the local Fort Bend market expert, I've been inside all of these communities and on the ground watching them grow. If you're considering a move to Fort Bend County in 2026, here are the three master planned communities I'm most excited about right now — and why each one deserves a closer look.

1 | Brookewater — Rosenberg TX's Newest Master Planned Community

Brookewater is one of the most exciting new communities to emerge in the Fort Bend market in recent years — and it's quickly becoming one of the best value plays in the entire county. Located in Rosenberg TX, this community is home to quality builders including David Weekley Homes, who is delivering impressive new construction starting under $450,000.

What makes Brookewater stand out is the combination of build quality and price point. David Weekley's Omaha Plan — a 3,160 square foot home with quartz countertops throughout, black matte finishes, a tankless water heater, spray foam insulation, and a full Frigidaire appliance package — is currently available for under $450,000, with a $50,000 builder incentive bringing it closer to $400,000. That kind of value is almost impossible to find in other Fort Bend communities at this size.

The community itself is also in a prime growth corridor. There are already rumors of major commercial development coming to the area, including a potential HEB grocery store just outside the community. The Fort Bend Tollway extension and continued westward growth of the county mean that what feels like the outskirts today will be the heart of something special in just a few years.

Why Brookewater Makes Sense for Fort Bend Buyers

If you're a first-time buyer or move-up buyer looking for maximum square footage and quality finishes at a competitive price point in the Fort Bend market, Brookewater deserves a visit. Builder incentives like the current $50,000 off from David Weekley don't last forever — and with growth moving fast in this direction, getting in early in a community like Brookewater is a decision that tends to look very smart in hindsight.

2 | Austin Point — Fort Bend County's Most Ambitious New Community

If you want to understand where Fort Bend County real estate is headed over the next decade, look no further than Austin Point. Planned for 14,000 homes and sitting at the intersection of the Fort Bend Tollway extension and the Grand Parkway in Richmond TX, Austin Point is one of the most ambitious master planned community developments in the entire Houston area.

What sets Austin Point apart isn't just the scale — it's the vision. The community recently opened The 1824, a stunning 2.5-acre community hub featuring A-frame architecture, an outdoor event lawn, remote workspaces, a food truck court, and the first Houston-area location of Honor Society Coffee Co., a beloved Tomball roaster making their very first expansion. And this is just Phase 1.

The location alone is a game-changer. The Fort Bend Tollway extension will give Austin Point residents direct, fast access to the Texas Medical Center and major employment corridors — making this a community that works not just for lifestyle buyers but for commuters and investors thinking long-term.

Why Austin Point Is One to Watch in the Fort Bend Market

Austin Point is the kind of community that rewards early buyers. With 14,000 homes planned and major infrastructure coming, buyers who get in during the early phases will benefit most from appreciation as the community builds out and the tollway comes online. If you're looking for new construction in Richmond TX with long-term upside, Austin Point belongs at the top of your list.

3 | Revera — Where Perry Homes & Toll Brothers Are Raising the Bar

Revera is the newest subdivision coming to the Richmond-Rosenberg area, and it's already turning heads. Located right at the meeting point of Rosenberg and Richmond off Benton Road — bordered by Bridlewood and Bonbrook Lakes — Revera is bringing 500 homes to the area through two of the most respected builders in the Fort Bend market: Perry Homes and Toll Brothers.

What makes Revera especially exciting is the level of design and finish quality these builders are bringing to this community. Perry Homes, known for building models that actually resemble real homes rather than over-upgraded showpieces, has stepped things up significantly here with their 50-foot single-story plan and their 60-foot two-story model.

Toll Brothers, meanwhile, is bringing both a 50-foot and 60-foot section to Revera — a first for this area, as they previously only offered the 60-foot section in nearby Stonecreek Estates. This expansion of options means more buyers can access Toll Brothers' luxury finishes at a wider range of price points.

Why Revera Stands Out in the Fort Bend New Construction Market

Revera is brand new — they haven't closed on a single home yet — which means buyers getting in now are truly on the ground floor of a community that is going to be exceptional. The combination of Perry Homes and Toll Brothers, lake lots, a recreation center coming soon, and a prime location between two established Fort Bend communities makes Revera one of the most compelling new construction opportunities in the county right now.

Which Fort Bend Master Planned Community Is Right for You?

Each of these three communities offers something distinct in the Fort Bend market:

Brookewater is your best bet if you want maximum value — quality construction, generous square footage, and strong builder incentives at the most accessible price points.

Austin Point is the long-term play — a massive, visionary community with lifestyle amenities already open and major infrastructure coming that will drive appreciation for years.

Revera is for the buyer who wants premium finishes and the prestige of Perry Homes or Toll Brothers in a brand new community where they can still get in early and have their pick of lots.

All three are within a short drive of each other in the Richmond-Rosenberg corridor — one of the most dynamic growth areas in all of Fort Bend County real estate right now.

Bonus: One More Community You Need to Know About — The George

We couldn't wrap up this list without mentioning The George — a brand new master planned community from Johnson Development that is just now breaking ground in Richmond, TX and is already generating serious buzz in the Fort Bend market.

The George sits at the convergence of Benton Road, Ricefield Road, and FM 2977 (Menard) — putting it minutes from Highway 59, Brazos Town Center, and Randall High School. Johnson Development acquired this land about a year and a half ago and is now developing 1,500 acres into approximately 4,500 homes across multiple sections.

What makes The George immediately exciting is the builder lineup. Six builders are coming in across 40, 45, 50, and 60-foot lot sections — offering something for virtually every buyer in the Fort Bend market.

The George is in the very early stages, with model homes just beginning to take shape. That means buyers who move now can get in at the ground floor — best lots, best prices, before the community builds out and demand pushes prices up.
