Fort Bend County Market Update

 


In July 2024, the Fort Bend County real estate market experienced some noteworthy changes compared to the previous year. Home prices saw a slight decline, with the median price dropping by 1.1%, bringing it to $396K. This decrease signals a cooling market after several years of rising prices, offering potential buyers more affordability.


Another notable shift is the longer time homes are spending on the market. On average, properties now take 27 days to sell, an increase from 19 days in July 2023. This indicates that buyers may have more time to make decisions, with less competition in the market.


Despite these slower trends, the number of homes sold saw an increase. There were 1,165 homes sold in July 2024, up from 1,108 in the previous year, signaling that while the market is cooling in terms of price and speed, demand remains steady. This slight uptick in sales highlights that Fort Bend County continues to be a desirable location for homebuyers.
