Fort Bend County Market Update
In the last 30 days, the real estate market in Fort Bend County, TX, has shown both price growth and a decrease in the number of homes sold. Homes sold for a median price of $419,542, reflecting a 2.7% increase compared to the same period last year. This rise indicates a steady appreciation in home values, making it a lucrative time for sellers in the area.
The median price per square foot reached $171.72, up 2.2% year-over-year. This metric is crucial for buyers and sellers as it provides a standardized way to compare properties of different sizes. The increase in price per square foot further underscores the strengthening real estate market in Fort Bend County.
However, the number of homes sold dropped significantly, with 755 homes sold compared to 1,112 in the same period last year. This 32% decrease in sales volume could be attributed to various factors, such as a lower inventory of homes available for sale, rising interest rates, or changes in buyer behavior. Despite the lower sales volume, the increase in median home prices and price per square foot suggests that demand remains strong and buyers are willing to pay more for properties in this desirable area.
In summary, Fort Bend County's real estate market is characterized by rising home prices and price per square foot, even as the total number of homes sold has decreased. This trend highlights the area's continued appeal to homebuyers and the growing value of properties in the region.
