Houston Real Estate Market Update – March Highlights & What It Means for You
The Houston housing market in March showed steady performance with key shifts that matter for both buyers and sellers.
Single-family homes led the way with a 2.6% increase in year-over-year sales, signaling strong buyer demand. Prices continued a modest climb, with the median price up 1.5% to $335,000 and the average price rising 3.7% to $427,221. While homes are spending a bit more time on the market—62 days on average compared to 55 days last year—this gives buyers slightly more breathing room when making decisions.
Inventory is growing, with a 4.6-month supply compared to 3.4 months in March 2023. This is great news for buyers, as more options mean less competition and better negotiating power. However, sellers can still benefit from a healthy market where well-priced homes are moving.
Overall total property sales remained flat at 8,753 units, while the total dollar volume jumped 5.1% to $3.6 billion, highlighting increased value across transactions.
The townhome and condo market told a different story, with sales down 21.9% and prices dipping slightly—the median price fell 4.0% to $225,500, and the average price declined 1.5% to $272,144. This segment may offer some opportunity for value-minded buyers, especially those seeking entry into the market at a lower price point.
Bottom line:
Buyers are seeing more inventory and stable pricing, especially in the townhome/condo segment—making this a good time to shop.
Sellers still hold strong in the single-family home market but should be mindful of pricing and presentation as days on market increase.
